For the first three months, you will be required to pay one month's rent, plus 1/3 of the final month plus 1/3 of the security deposit.
No. The security deposit is used for damages only.
You must give at least 60 days' notice prior to the end of your current term.
First we must receive your 60 days' notice, any past due fees, and rent for your last 60 days. You must return the studio to the condition it was in when you moved in. Once you have moved out and cleaned the studio, the studio will be inspected and the appropriate amount, which will be the entire security deposit if the studio is clean and ready for the next client, will be returned.
Within 30 days of moving out.
Room doors may be painted and must not have any obscene drawings, paintings or photos, obscene language or racism.
White for the ceiling, earth tones for the walls and door.

Yes, we change the locks on the door to each studio before we re-rent that studio.
No, each building is equipped with a coded access system and each client has their own unique access code. When they leave, that code is canceled and will no longer work.
Yes. The entire building is kept at a constant 68 degrees fahrenheit year-round, and is also humidity-controlled.
Yes, The Hive Colony's insurance policy does cover any music equipment or personal effects against loss and/or damage. We strongly recommend that all individuals who will have music equipment or other personal effects on the premises get insurance to cover theft and/or damage of these items.

Yes. You are given one set of keys, so it's up to you to distribute copies to all other interested parties, limited to those who are signed on the rental agreement.
Yes, minor modifications are okay such as, posters, hanging shelves, painting the walls (no spray paint) and general small holes in the walls, etc. (do not hang anything from the ceiling, and do not use staples). It is your room and you should feel free to be creative with your space; however, we do require that once you move out you return the studio back to the way it was when you moved in.
Yes, you agree to pay for any necessary repairs to damaged property that you or your guests have caused.
No, it is illegal in Michigan to smoke in a public place. However, you may smoke outside or in designated areas, but please put the butts in the ashtrays.
Yes, there is a pop machine and snack machines in the building.
Yes, you have your own code to the main door to the building and keys to your studio and you may come and go as you please.
No, you may not live in your studio. The Hive Colony is not zoned for residential use and cannot allow anyone to live on the premises. It is very easy to tell when someone tries to live in their studio. The last thing I want to see is somebody trying to take a shower in my sinks.
No animals of any sort are allowed. That includes but is not limited to dogs, cats and reptiles.
Skateboards, bicycles, and rollerblades are not allowed anywhere on the premises. That includes the parking lot.
Firearms, weapons of any sort, and fireworks are strictly prohibited.
